Staging Your Home Properly Can Maximize Your Sales Price!
Recently I had a client who wanted to sell their home. I viewed the home, gave my opinion of price and suggested some repairs and changes be made. The seller was happy with the price but not happy with the suggestions. I decided to list the property in as-is condition at the price of $184,900.
Several weeks past and suddenly the seller was more receptive to listen to my suggestions but once again decided they would rather lower the price than do the fix ups. The price was then $179,900. A few more weeks went by and still no offers. The seller decided it would be in his best interest to once again lower the price but this time by offering closings cost assistance of $5,000 bringing his net sales price to $174,900.
I went on marketing his home this way for another month. Finally, after 63 days on the market, I was able to convince him to take the home off the market and make some changes. Over the next month and a half I helped him find contractors to completed the necessary repairs, re-paint the interior, re-carpet the house, re-paint portions of the exterior, rebuild a deck, replace shower surrounds, etc.
You are probably thinking that this cost him an arm and a leg. Actually, it only took $1,500 out of pocket and the rest of the costs were not to be paid until the home sold! The total expense of the repairs were just about $12,000.
After these repairs were made I re-listed the home for sale at $199,500. After only 4 days on the market we had multiple offers and the final sales price was $205,000! That is $8,100 more than what the home was initially listed at after the expenses were paid and $18,100 more then the reduced price the seller could not get before the repairs.
